Most removals firms organise by property type. In SE15 that tells you almost nothing, because the flats are all roughly the same and what is underneath them is not.

What we noticed

The quotes that went wrong here went wrong for the same two reasons, over and over: the van had nowhere to stand, and nobody had spoken to the business underneath.

Neither of those has anything to do with how many bedrooms there are. Two identical one-bed flats — one above a shop on Rye Lane, one in a terraced conversion in Nunhead — are completely different days, and no amount of asking about bedrooms gets you closer to knowing which one you are having.

So we ask what is underneath

A shop, open and trading while you carry a sofa past its window. A kitchen, quiet in the morning and impossible in the evening. An estate deck that four other families use to reach their own front doors. Or your own hallway and nothing below it at all.

That answer tells us when we can work, where the vehicle stands, whose door you share, how much noise is reasonable and who has to be asked first. It is a far better predictor of the day than anything else we could ask.

The van is the other half of it

Where a vehicle can legally and physically stand decides an SE15 move, and in this postcode it varies street by street rather than area by area. Rye Lane and Bellenden Road are a few minutes apart and are not remotely the same proposition.

We establish it for your actual address before we quote, and we price the carrying distance honestly. A quote given without anybody asking where the van goes is a number somebody is planning to revise on your doorstep.

And we are careful about the building

We will not prop a fire door, whatever it costs us in trips. We do not stage everything along a deck that people need to walk down. We take our own packaging away rather than leaving it on a pavement somebody trades from.

We leave at the end of the day; you either live there afterwards or you would rather the person taking your flat does not inherit annoyed neighbours. The cost of getting that wrong lands on you, which is why we push it.
